Some of you are familiar with what was approved by Fred Meyer - on Montana. That approved zoning is RHd. And yes, it is going to be a HUGE building right next to itty bitty houses. Most of the sections between I-5 and Interstate are slated for a change to RHd. RHd allows for 80 to 125 units per acre. What about EXd?

Central Employment. This zone implements the Central Employment map designation of the Comprehensive Plan. The zone allows mixed-uses and is intended for areas in the center of the City that have predominantly industrial type development. The intent of the zone is to allow industrial and commercial uses which need a central location. Residential uses are allowed, but are not intended to predominate or set development standards for other uses in the area. The development standards are intended to allow new development which is similar in character to existing development.
Property Values:
What will happen to your property value? That depends on many factors. Those along Interstate may see increased values due to the flexibility of the zoning. Those that end up in or facing a "transition" strip may see values flatten or decrease - depending on what exactly is happening with your neighbors. If you're in the remaining R5 facing or backing up to an R1 or R2 that intends to develop to the extent possible, your value may not be what it would be if you were 2 or 3 blocks away. The CAG group has your best interests at heart while trying to accommodate the access to higher density residential and bringing more commercial opportunities to Interstate - facing the Max Line. If you have concerns - ATTEND the meetings and send your letters and e-mails to the powers that be NOW.
